Real Estate Development Associate/Manager

Shingobee is seeking a Real Estate Development Associate/Manager to provide project management and financial oversight support in real estate development projects, while maintaining the highest standards of excellence in terms of quality, honesty, and integrity. This role is also responsible for assisting in the delivery of entitlements and pre-construction services on time and on budget for projects within identified marketplaces. The role requires a self-starter with strong business acumen and drive to be successful.

RESPONSIBILITIES

Development Functions

  • Support acquisitions team by analyzing the development potential of new sites under consideration including costs and timelines. Analyze local ordinances and zoning codes to determine development parameters. Assist in creating financial pro formas and preliminary, detailed development budgets and schedules.
  • Provide input on terms and specific language to be included in purchase and sale agreements as well as monitor key performance dates.
  • Assist in the due diligence and entitlement process for ground-up development including rezoning, site plan approval, Department of Transportation (DOT) permits, environmental permits, building permits, and all other permits and approvals required for development.
  • Represent ownership groups to local governmental entities and the public including facilitating community meetings and public hearings.

Business Development and Brokerage Functions

  • Secure new and expanded business opportunities through prospecting, networking, relationship building, and selling additional services. Provide clients with pertinent information on market opportunities, current market conditions, and property options. Pursue and identify Requests for Proposal (RFP) and review RFP responses with development team. Gather, prepare, and distribute marketing materials in conjunction with marketing department.
  • Gather and coordinate materials necessary for transactions such as listing agreements, commission agreements, leases, and/or sales agreements. Assist in the preparation of transactional documents and real estate contracts.
  • Maintain current knowledge of market conditions, property values, and legislation that may affect the real estate industry.
  • Engage in local business community and charitable events, as well as industry and professional associations for the purpose of creating new contacts and generating new business.

QUALIFICATIONS

  • Strong relationships in the commercial real estate industry (brokers, tenants, investors) and/or the ability to identify the key players and engage in business development activities on a local, regional, and national level
  • Demonstrated knowledge of real estate development and construction process, and development entitlement processes for the local region
  • Expert time-management, prioritization and multi-tasking skills with the ability to quickly adapt to an often-changing and rapid-paced work environment
  • Ability to read, comprehend, and analyze industry related documents (i.e. plans/drawings, purchase agreements, leases, etc.)
  • Organizational, analytical, and problem solving skills
  • Knowledge of financial analysis, terms, and principles
  • Written and verbal communication skills
  • Ability to present in settings from one-on-one to large group
  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint)
  • Ability to use mapping/GIS software

Required Education, Experience, Licenses

  • Bachelor’s degree in real estate, business, or similar field required. An MBA is encouraged, but not required.
  • 5 – 7 years of experience in related field required
  • Real Estate Salesperson license or ability and willingness to obtain within 90-120 days of employment

Travel Requirements

  • Occasional overnight travel (10% – 20% of the time) to industry events, site visits, etc.

Construction Superintendent

Shingobee Builders is seeking experienced Construction Superintendents.

Qualifications:

  • Minimum 10 years of commercial construction experience
  • Ability to effectively lead others, conduct job site meetings, schedule subcontractors, manage site safety
  • Strong communication, organization, and decision-making skills required
  • Computer knowledge required
  • College or technical degree preferred
  • Travel availability a plus

Assistant Superintendent

Shingobee Builders is seeking an Assistant Construction Superintendent with 3-5 years of experience, preferably as a carpenter foreman or equal.

Qualifications:

  • Minimum 3 years of commercial construction experience with ground-up buildings and tenant improvements
  • Ability to effectively coordinate jobsite activities, schedule subcontractors, manage site safety
  • Strong communication, organization, and decision-making skills required
  • Computer knowledge required
  • College degree preferred and accounts for experience

Carpenter

Shingobee Builders is seeking a full time Carpenter to work at our construction jobsites.

Qualifications:

Experience in all facets of carpentry including:

  • Ability to read plans
  • Wood and steel stud framing
  • Finish carpentry, including casework
  • Door hardware installation

Project Manager

Shingobee Builders is seeking an experienced Construction Project Manager. Four-year degree in related field is required. Position may be located in in either the Waite Park (St. Cloud area) or Loretto (Twin Cities area) office.

Ideal candidate must have the following qualifications:

  • Minimum 5 years of experience managing commercial construction projects
  • Four-year degree in related field required
  • Excellent verbal and written communication skills
  • Ability to handle multiple projects from bidding through close-out
  • AutoCAD and Revit experience a plus
  • Travel availability a plus
